You the owner must promote your home. Do not rely on your management company to provide you with rentals. Many people have come unstuck by sitting back and waiting for things to happen. Things don’t just happen; YOU have to make them happen.

Let the world know that you have this wonderful house in Florida near Disney. Start with family and friends. Tell your work colleagues. Put it on the School/Church/Newsagents/Supermarket/Sports Club notice boards. In fact, anywhere and everywhere legal. Don’t be shy!

Build or have built a simple website. You can then direct potential guests to a medium which will give them more information (including pictures and pricing). Make sure your website’s URL is at the bottom of ALL the emails you send out. Obviously register your website with Search Engines. Look in to joining Rental websites, which will advertise your property. Get some feedback from other owners as to how a particular site is performing.

All of the above are reasonably cheap and readily available. In addition to these, there are the Newspapers (Local and National) and Glossy Magazines. Beware of the expense and check out how many other homeowners are also using this advertising. The chances of your villa being ‘the one’ when there are hundreds of other similar villas, is low. Try finding a Trade Magazine, such as ‘Plumbers Monthly’, (if there is such a thing!) that is circulated to all its members. The chances are that there will be few, if any at all Florida Villas advertised.

Above all else, NETWORK with other homeowners. There are others just like you out there who advertise and get guests interested in booking. Inevitably there will be times when you and they cannot accommodate because you or they already are booked for those dates. Make an agreement that the ‘offers’ will be reciprocal or agree to pay a finders fee. Whatever works for you?
